Most gas furnace replacements in Morris and nearby Grundy County towns cost $4,000 to $8,500 installed. Replacing the air conditioner at the same time typically runs $9,000 to $16,000. Where your furnace lands in that range comes down to the efficiency you choose, the size of your home and what your venting and ductwork need.
Furnace Installation Cost: Good, Better & Best
Typical installed prices for a gas furnace replacement in an average size home, including equipment, labor and startup.
| Option | What you get | Typical installed cost |
|---|---|---|
| Good | 80% AFUE single-stage gas furnace | $4,000 to $5,500 |
| Better | 96% AFUE two-stage gas furnace | $5,500 to $7,000 |
| Best | 97%+ AFUE modulating gas furnace | $7,000 to $8,500 |
| Full system | Furnace and air conditioner replaced together | $9,000 to $16,000 |
What Each Furnace Option Includes
Good: 80% AFUE Single-Stage Furnace
The lowest upfront cost. An 80% furnace often reuses the existing chimney venting, which keeps the installation simple. It makes the most sense if you plan to move within a few years.
Better: 96% AFUE Two-Stage Furnace
Runs on its low stage most of the winter, so rooms stay more even and the furnace runs quieter. It uses about 17% less gas than an 80% furnace for the same heat and qualifies for a $150 Nicor Gas rebate. For most homes, it is the best balance of price and comfort.
Best: 97%+ AFUE Modulating Furnace
Adjusts its flame in small steps for the most even heat and the lowest gas use, with a variable-speed blower. It is the quietest furnace of the three and qualifies for a $225 Nicor Gas rebate.
What Changes The Price Of A New Furnace
- Home size and heat loss. Insulation, windows and basement layout decide how many BTUs your home needs. An oversized furnace short-cycles and wears out sooner, so we size every furnace to the house.
- Venting. Furnaces rated 90% AFUE and up vent through PVC pipe and need a condensate drain. Moving from an 80% furnace adds that venting, which is part of the price difference between Good and Better.
- Ductwork. Leaky or undersized ducts waste heat you pay for. Sealing or repairs usually add $500 to $2,000.
- Access and gas line. A furnace in a crawlspace or attic takes longer to install than one in an open basement, and an older gas line may need updating to meet code.
- Replacing the air conditioner too. If your air conditioner is 12 or more years old, replacing both at once gets you matched equipment and one install day.
Rebates & Financing
Nicor Gas pays a $150 rebate on furnaces rated 95% AFUE or higher and $225 at 97% AFUE or higher on 2026 installs, plus $25 more when a qualifying smart thermostat goes on the same application. The application is due within 90 days of the install. That brings the Better option down by $150 and the Best option by $225.
EZ Air also offers financing through Synchrony on new systems, with installment loans, interest promotions and fixed APR options, subject to credit approval.
